  3. You will gather the documents that will go with the application to the lender. The lender may request an appraisal of the home.

  4. You will get a commitment from a lender with your mortgage details and any conditions that you need to meet. Once all conditions are satisfied and the mortgage is approved, they can waive the financing condition.

  5. Your mortgage professional will then remind you not to make any significant changes to your income or debts before getting possession of your home.

  6. You will then sign a mortgage commitment and provide any outstanding documents that can be sent in by email.
